We look for communities that work with rental collections
We help renters with broken leases in collections across Texas. Communities can treat a rental collection differently from medical, credit card or other debt. Our job is to look for communities whose rules fit where your account stands.
We sort your options by what each community wants: will it consider unpaid rental debt, take a settled account or want it paid in full? You get a list built from that research, not a general apartment directory.
Paying it off can help, but you can still get a list
Paying off the balance is usually the better spot to be in, and it can mean more apartment options. Some communities will take a paid receipt. Others want the account fully updated on your credit report before they'll look at your application. If you don't pay it off, we can still put a list together from communities that consider the collection as it is.
We don't give debt, settlement or legal advice, so the choice about the balance is yours. Check that the account is right before you decide anything about the debt. If you settle, get the agreement in writing. Keep the letter that says it's settled, plus your payment records. How a community treats the account and how it shows on a report are two different things.
Start with your actual numbers
Tell us the lease end date, what you owe and where payment stands, plus the area you want, your budget and move date. We go over those details before we build your list. It usually comes by the next business day.
The community makes the final call, based on its current screening rules and what your application shows.
