Older broken leases can open more options
Many communities we work with only look back two or three years. That's called a lookback window. An older break can still show on your record but be too old for a community to deny you over. When we pick communities for your list, we check your lease date against the screening rules communities give us.
For example, a break from 30 months ago is outside a 24 month window but inside a 36 month one. That's why a list built around your dates often beats sending the same application everywhere.
We look at the balance and the history since
Even when the break itself is outside a community's window, an unpaid balance or a collection can still matter. Some communities don't weigh it much. Some accept a paid or settled account, and others stay strict. We build your list around those differences.
One or two finished leases since the break, with good references, make one of the strongest applications we see. Tell us about that history, plus the lease end date and where the account stands now.
Let us build your list
Fill out the search form with your dates, balance, budget and city. We look up what each community requires and call the leasing office when something's unclear. Your list usually comes by the next business day.
The community makes the final call, based on its current screening rules and what your application shows.
