Spirit Real Estate Group is a Texas real estate brokerage doing business as Broken Lease Team (TREC #9003398; designated broker Bryan Bjerke, TREC #562021). By using our site or services, you agree to these Terms.
Who We Are
Broken Lease Team is the trade name (DBA) of Spirit Real Estate Group, LLC, a licensed Texas real estate brokerage. We help Texas renters with a past broken lease look for apartments in Dallas, Fort Worth, Houston, Austin, and San Antonio.
We’re Free to Renters
We don’t charge renters. Apartment communities pay us a referral fee when a renter we referred signs a lease. You don't have to apply to or sign a lease at any community we suggest.
No Guarantee of Approval
Every broken lease search is different. Approval depends on how old the break is, where the debt stands, your rental history since and your income. The community's screening policy at the time you apply matters too. We don't guarantee that any community will approve your application. We suggest communities where we think you have a real chance, based on what communities have told us about their policies. The community decides, not us.
Information You Provide
You agree that what you tell us (about your lease history, income, debt or anything else) is accurate to the best of your knowledge. Giving false information can lead to a denial, or to a lease being canceled later.
Educational Content
Guides, blog posts, and other content on this site are for general information and are not legal, financial, credit, or tax advice. Screening rules, fees, and policies vary by community and change over time. For advice about a specific legal or credit question, talk to a licensed attorney or credit counselor.
Third Party Services
We mention screening databases (RealPage LeasingDesk, SafeRent Solutions) and collection agencies (National Credit Systems, IQ Data International) for information only. The same goes for guarantor and approval programs (OneApp, Liberty Rent, TheGuarantors, Leap). We aren't connected to these companies, and we aren't responsible for what they do or fail to do.
Site Use
You agree to use the site only for legal purposes. Don't try to break it or get into any part of it you're not allowed to.
Intellectual Property
We own the content on this site (text, layout, design) or have a license to use it. You may not copy or republish it without our written permission. Normal browsing and personal reference are fine.
Limitation of Liability
As far as the law allows, Spirit Real Estate Group, LLC is not liable for any indirect, incidental, or consequential damages from using this site or our services. If you're unhappy with our help, your only remedy is to stop working with us.

Texas law governs these Terms. Any dispute that comes out of or relates to these Terms will be handled in the state or federal courts in Dallas County, Texas.
