Recent broken leases are some of the hardest searches we work on
We call communities and ask which ones approve a recent broken lease with conditions. The usual conditions are a risk fee, stronger proof of income or a higher deposit. Communities that still review these applications by hand don't always advertise it.
We stay in touch with communities and keep track of what they ask for. We build your list around when your lease ended, what you owe and whether any of it is paid. Your proof of income and move date matter too.
Get ready for the conditions we see most
Most communities we work with want income of about 3 times the rent. Some go down to 2.5 times when a guarantor company backs the lease. The risk fees we've seen start at $200 to $300 and can go as high as one month's rent. Those fees are separate from what a guarantor company charges.
Communities don't all ask for the same mix. Some want a letter of explanation. Some want the balance paid or settled. Others will approve you with conditions, with the balance still unpaid. We check the requirements and costs for each community on your list. If something's unclear, we call the leasing office and ask.
Tell us everything before we start looking
Tell us about any other screening worries and whether you can show proof of income. That way we build a list for your real situation and skip communities that won't work with it. Our help is free. Your list usually comes by the next business day.
The community makes the final call, based on its current screening rules and what your application shows.
