Can I Rent With a Broken Lease Under Two Years Old?
You may be able to rent with a broken lease under two years old. That comes down to how old the break is, what you owe and the income you can show. Each community weighs those differently. We keep track of how each one does it, so you don’t have to.
What we see in our searches
In our talks with communities, we often hear about ones that still review recent breaks by hand, one application at a time. That policy usually isn’t on their websites.
With our recent broken lease search, we look for those communities and help you apply with the right documents.
Pin down the facts of your recent lease
With a broken lease under two years old, the exact dates and what you owe now matter more than the word “recent” does. Write down when the lease ended, what the old property says you owe and whether payments or a settlement have changed that amount.
Send us those facts. We call communities and ask what they accept. Each has its own rules: how old a break must be, how big a balance it takes and what income it wants. We keep track of what they tell us, then send you the ones that fit.
Know what conditions can come with approval
A community might ask for more documents, a deposit, a risk fee or a guarantor company it accepts. Or it might turn the application down. We tell you what to expect at each community on your list, based on what it tells us. Once you pick a property, confirm the unit, the price and the fees, and get any approval conditions in writing.
Do the income math
From what we see, most communities want income of about 3 times the rent. Some go down to 2.5 times when a guarantor company backs the lease. At $1,500 rent, that’s $4,500 a month at 3 times, or $3,750 at 2.5 times.
Put the real charges into the move in planner. If you don’t know a fee yet, list it anyway. Don’t count it as zero.
Ask for help narrowing the search
Before we build your list, our team looks at your recent lease history, what you owe, your budget and where you want to live. Tell us about any other screening worries too, so we’re working with all the facts.
You don’t have to call around
We already know the recent broken lease rules communities share with us. When you pick a property from your list, name us as your locator on the application. That way we can back you up with the leasing office.
