Understand Your Situation

Three Questions That Help Shape Your Search

We start with three things: when the lease ended, where the balance stands and where you've rented since. Communities look at other things too, and each one sets its own rules.

Question 1

How old is the break?

Tell us when the lease ended. There's no single cutoff. Each community decides how far back it looks, so an older lease break can still count.

Question 2

Is there a balance, and where does it show?

Tell us whether the balance is unpaid, on a payment plan, paid, settled, or in collections. We check which records each community on your list wants to see.

Question 3

What's the rental history since?

Have you rented since the lease break? Let us know. Leases you've finished since then can open more doors, and we ask each community how much weight it gives them.

Pick Your Situation

Every broken lease is different. So is every approval.

Pick the situation closest to yours to see how we search for it. Each community still makes the call on approval, deposits and other terms.

Why Renters Choose Us

Why Texas Renters Choose Our Apartment Locators

Your lease history is one part of your search. Your city, budget and move date matter too, and we use all of them to search for apartments worth a look.

We check each community's requirements against your situation, and when something isn't clear, we call and ask. Units, prices and fees change, so you confirm those with the community you pick.

  • A search that starts with your details.

Tell us your budget, where you want to live and your rental history. We build the search from there.

  • Tools to help you get ready.

Our move in calculator and screening checklist help you plan costs and get your papers ready. They're planning tools. They can't tell you a property's real prices or whether you'll be approved.

  • 100% free to renters.

Communities pay us a referral fee from their advertising budgets. You pay nothing and there's no obligation. Name us as your locator on your application so we can speak up for you along the way.

  • A Texas apartment locating team. We work under Spirit Real Estate Group, LLC, and we search the five Texas metros listed below.
How It Works

How Our Free Apartment Search Works

Looking for apartments near you that accept a broken lease? Send us your details and get a custom shortlist, usually by the next business day. No cost. No obligation.

1

Tell us your situation

How old the break is, what you owe, where you've rented since, your city and your budget. That's it.

2

We research communities

We look at how old the debt is, how much you owe, your income, budget and the area you want. We compare that with the screening rules communities give us, and we call them when something isn't clear. Then we build your apartment list.

3

You get the list

Your shortlist, with our notes on each community.

4

Tour, apply, sign

Pick a community and confirm the unit, price and fees. When you apply, name us as your locator so we can speak up for you. Communities that work with us pay our referral fee after you sign.

Broken lease questions before your next apartment

Can you help me find apartments that accept broken leases?

Tell us your Texas city, budget, lease date and current balance. We call communities, check what they accept and send you a list of the ones that fit, usually by the next business day.

Does an older broken lease automatically stop mattering?

There's no single age cutoff. Each community decides how far back it looks and how it treats an unpaid balance. We keep track of what communities tell us and send you the ones where your lease date and balance fit.

Does paying the balance guarantee approval?

No. Paying off the balance can put you in a better spot. But the broken lease can still show, and you have to meet the other requirements too. Some communities take a paid receipt. Others want the account fully updated on your credit report first. We keep track of which communities do which.

Are guarantor fees the same as a security deposit?

No. A guarantor company's fee isn't a refundable deposit. It's usually about one month's rent. Refund rules differ. OneApp refunds its fee if you don't move in. TheGuarantors refunds before move in only if the landlord confirms in writing that the lease was canceled or never signed, and it keeps $100. Liberty Rent doesn't post a refund rule for its access fee, so ask before you pay.

What’s free?

Our help is free to renters. Application fees, deposits, rent and anything you pay an outside provider are separate.
