Your income and paperwork matter more
With no completed lease since the break, your income, how steady your job is and your paperwork have to do more of the work. Some communities will consider this. We keep track of which ones, and which papers tend to help when a person reviews your file by hand.
Those communities often want solid proof of income and a steady job. Most want income of about 3 times the rent, and some go down to 2.5 times with a guarantor company. We check the requirements for each community on your list. If anything's unclear, we call and ask.
Get your informal rent history on paper
If you've paid rent to family, a roommate or a private landlord, that history is real. It just may not show up on a screening report. We can help you pull together payment app records, the matching bank transactions and a reference from the person you paid.
Start with the records you already have. Steady amounts, regular dates and the same person paid each time can make the history easy to follow. Bring your income records and job information too.
We do the legwork before we send your list
Tell us where you've lived since the break, what you owe on the old lease, your income, budget and the area you want. We use all of that to build your apartment list. From what we see, a gap in rental history usually means fewer options, not none.
The community makes the final call, based on its current screening rules and what your application shows.
