This Privacy Policy explains how Spirit Real Estate Group, LLC ("we", "us") collects and uses your information. It covers your visits to brokenleaseapartments.com and any time you contact Broken Lease Team, our apartment locating team.
Information We Collect
When you fill in our search request form or contact us, we collect the information you choose to share, including:
- Your name, email address and phone number
- The city you want and your monthly rent budget
- Details about your broken lease situation (how old it is, what you owe, rental history since)
- Any other notes you add about your search
- On the contact form, why you’re reaching out and how you’d like us to contact you
When you browse, our hosting provider (Netlify) logs your IP address, browser type, the page that sent you here and the pages you view.
How We Use It
We use the information you send us to:
- Look for Texas apartment communities that fit your situation
- Contact you about your search by phone, text, or email
- Introduce you to specific communities on the shortlist we send you
- Hold onto the records Texas requires licensed real estate brokerages to keep
Who Sees It
We handle your details. When we introduce you to a specific community, it gets the information it needs to review your application. That's usually your name, contact information, and the details about your situation that matter for its screening. We don’t sell your personal information. We don’t share your mobile number or your consent to receive texts with anyone else for their marketing.
Your Choices
- You can ask us to stop contacting you at any time by replying "stop" to a text, unsubscribing from email, or asking on a call.
- You can ask us to delete your file. Email info@brokenleaseapartments.com and we’ll do it, except for records we’re required to keep as a licensed brokerage.
- You can ask what personal information we hold about you.
Cookies
This site doesn’t set its own cookies or run analytics. The map on our homepage comes from Google Maps, and Google may set its own cookies when it loads. You can control cookies in your browser settings.
Outside Services
Our search request form sends your details to outside services that store them and pass them to us. It sends the page you filled out the form on, too. When the form loads, it asks our own location service which Texas city your IP address points to, so it can suggest a metro. The form uses that only to fill in the city. The consent on our search form covers calls and texts from an AI assistant that works for us. The homepage map is loaded from Google Maps, so Google sees your IP address when it loads. Our contact form sends your message to us by email through FormSubmit, an outside form service. Screening databases (RealPage LeasingDesk, SafeRent Solutions) and guarantor and approval programs mentioned on this site are separate companies. We don’t control how they handle privacy, so check their policies if you use them.
Security
We take reasonable steps to protect the information you send us. Nothing sent online is 100% secure, so please don't send anything you wouldn't want to share by email.
Children
This site is for adults 18 and older. It isn’t meant for children.
Updates
We may update this Privacy Policy from time to time. The "Last updated" date at the top of the page shows when we last changed it.
