BROKEN LEASE RENTER RESOURCES

OneApp, Liberty Rent and TheGuarantors: A Texas Comparison

Here’s how OneApp, Liberty Rent and TheGuarantors compare for a Texas apartment search. We cover what they charge, what they cover, how refunds work and what you still owe.

Protecting the landlord isn’t the same as wiping out your debt

A community that accepts one of these programs can get covered for certain rent losses. What the program pays after a lease break, an eviction or an early move out depends on the agreement, its limits and what it leaves out. Paying a fee doesn’t erase an old broken lease, guarantee you’ll be accepted or let you off the hook for the new lease.

Don’t assume a provider fee works like a refundable security deposit. Each program has its own contracts and pricing, and they don’t all work like insurance.

A guarantor company usually costs about one month’s rent. Refund rules differ by company, and the details for each are below. Check the refund rule in your own agreement before you pay.

OneApp

As of October 2026, OneApp lists no application fee. If you’re approved, the fee is one month’s rent for a standard lease of up to 13 months. Longer leases, up to 24 months, are prorated, meaning the fee is scaled to the longer term. Confirm the full quote and any payment plan charges.

Liberty Rent

Liberty Rent says it isn’t a guarantor. It runs an approval program for renters who were denied or got a conditional approval. The community still does its own screening, and you still owe the lease. As of October 2026, Liberty Rent says most approved applicants pay an access fee of one month’s rent. Its PrecisePrice option can come in above or below that, from 50% to 125% of monthly rent. There’s an application fee on top of that, refunded if you aren’t approved. Liberty Rent doesn’t post a refund rule for the access fee, so ask in writing before you pay.

TheGuarantors

Each renter gets their own quote. The Lease Guarantee protects the landlord. As of October 2026, its terms say you can get a refund if you cancel before you move in. TheGuarantors keeps a $100 cancellation fee and any card processing fees.

To get that refund, the landlord has to confirm in writing that the lease was canceled or never signed. After you move in, the premium usually isn’t refundable. If TheGuarantors pays a claim for you, you have to pay it back. Deposit coverage depends on what the landlord’s policy requires.

TheGuarantors renter FAQs

Before you pay a guarantor fee

  1. Ask us if the community takes a guarantor with your broken lease history and balance. We ask communities about this and keep track of what they tell us.
  2. We tell you which provider the community accepts for your application.
  3. Finish the screening they require, and get the quote and conditions in writing.
  4. Compare cash due now, later installments, refund rules and any separate deposit.

One month’s rent is a good number to plan with, but it isn’t everyone’s quote. Put the actual amounts you’re quoted into the move in cost planner.

Terms can change, and your written agreement is what counts. Listing these providers doesn’t mean we partner with every one, or that every community accepts them.
