TEXAS BROKEN LEASE GUIDE
How Our Broken Lease Apartment Locating Service Works
Here’s how our broken lease apartment locating service works. You tell us your history, balance, budget and the area you want. Our team looks at what communities screen for and puts together an apartment list for you.
From your request to your list
You tell us your situation
Fill out our apartment search form with your city, budget and rental history. We look at how old the rental debt is, how much you owe and where the account stands now.
We do our research before we suggest anything
We talk with communities every day and keep track of their screening criteria. We compare those criteria with what you tell us, then build a list of places we think may fit your situation. Some communities screen in house and some use a third party. Answers from leasing staff can vary, so confirm the details with each one.
You confirm the details that matter
Look over the unit, the current terms, the screening rules and any provider arrangement. Tell us about anything else that might come up in screening, and whether you can show proof of income. That way our research has everything it needs.
The community makes the final decision
Follow the application instructions, and send accurate documents only through contacts you’ve confirmed. Community policies, what’s available and how your own screening goes can all change the outcome.
Our work with difficult rental histories
We’ve helped renters all across Texas with recent and older broken leases, including clients who owed as much as $18,000 in rental debt. We look at each client’s situation before we put together their apartment list.
What information helps us most?
- The real lease end dates, plus how much you owe on each rental balance and where it stands.
- Documents that show an account is paid, settled or disputed.
- Your target city, move date and realistic move-in budget.
- Any other screening worries, and the income documents you have.
Don’t send ID or detailed financial records in the first notes field. If documents are needed, ask your contact for a secure way to send them.
