Is a Broken Lease Apartment Locator Really Free?

We don’t charge renters for our help. Here’s how referral fees pay us and which apartment costs are still yours.

What we see in our searches

We don’t charge a search fee, a consulting fee, a “success fee,” or any other fee. Every renter we work with pays us $0.

How we get paid

When a renter we sent signs a lease, the community pays us a referral fee. That’s how our help stays free for you. You can ask how the referral works before you pick an apartment.

Apartment costs are separate

Our search being free doesn’t make the lease free. The community or another company may charge application fees, deposits, rent and any other fees they list. A guarantor company or similar program may charge its own application fee, service fee or premium.

  • Ask who gets each payment and what it covers.
  • Get the full quote and cancellation terms in writing.
  • Check which payments are due when you apply, when you’re approved and on move in day.
  • Ask if there are later payments or renewal charges.

What we need from you

Tell us your city, budget, move date, lease history and what you owe now. We use that to build your list. The more you tell us, the fewer bad fits we send. When you apply, name us as your locator on the application so the community knows we sent you and we can follow up for you.

You make the decisions

We keep track of what each community tells us about its screening rules, and we send you the ones that fit what you told us. Before you apply, confirm the actual unit, the price, the fees and the lease terms. We don’t decide who gets approved, and you never have to pick an apartment you can’t afford. Ask us if anything about the referral or a quoted charge isn’t clear.

The community makes the final call, based on its current screening rules and what your application shows.
